Based in Solihull, West Midlands Orchard Assessments are able to provide EPCs throughout the Birmingham area. This is for existing residential properties and also for new builds, conversions and extensions (where a sap calc is required).

We have over 14 years experience during which time we have completed thousands of successful EPCs.

Being a local service we can keep our travelling costs down and pass those savings onto you, our customers. This means that we can offer fully compliant energy performance certificates (epcs) from £40 plus VAT.

Our inspection of your property will usually take around 30 minutes and the EPC document is produced within 24 hours and emailed to you and/or your Estate Agent.

SAP / EPC for new builds

As well as standard residential EPCs we can also offer EPCs for new build properties, extensions (where a sap calc is required) and building conversions.

Using an approved SAP software, the CO2 emission of a domestic building can be calculated based on the building specifications. Before commencement of building work, a SAP calculation should be carried out.

On completion of building work, another SAP calculation ('As Built' calculations) should be carried out based on the actual building specifications as the final building spec may have changed from the original plan. An EPC and built stage SAP compliance document can then be produced to show compliance with regulations.

  1. How much does it cost to get an Energy Performance Certificate (EPC)?

    With us it is from £40 plus VAT. This depends upon size or location of your property.

    Yes. I’m qualified as an on construction energy assessor for new build properties, extensions (where a sap calc is required) and building conversions.

  5. What is SAP?

    Standard Assessment Procedure (SAP) is a method for calculating the CO2 emmisions of dwellings. SAP calculation is required for all new domestic buildings and some extensions and conversions to demonstrate compliance with the Building Regulations Part L1.
